2023 – Our 30th year as Mondev!
What an incredible year it’s been, and how excited we are for 2024! We’d like to thank each and every one of our diligent, caring, and dedicated employees who have made this year a success. Join us as we look fondly over this past year’s development launches, project progress, achievements, and milestones, and read until the end for a sneak peek at next year’s planned endeavours.
November 15th, 2023, marked our 30th year as what we now know as MONDEV. This means three decades of hard work, dedication, and commitment to building a better Montreal. Since 1993, MONDEV is one of the most respected and active real estate developers in the city.
It is thanks to everyone’s devotion along the way that we have developed, built, and maintained quality commercial and residential properties. As we reflect on the remarkable journey that has brought us to this milestone, we extend our deepest gratitude to each member of our team, every client, and our supportive community.

And the Award Goes to…
MONDEV is honoured to have received two prestigious awards from the International Property Awards this past year. Both MILHAUS and GRIFFIN SQUARE were recognized and celebrated for their high level of excellence in the real estate industry. As GRIFFIN SQUARE was an award winner for the category Apartment/Condominium Development in Canada, MILHAUS was given the additional award of 5 Star Winner and Regional Nominee, representing Canada to compete among the countries in the Americas.
After having been told in early December, we are now excited to share the news that MILHAUS Condo Rentals has been honoured with the prestigious Best in the Americas award. The Americas Region comprises Canada, the USA, the Caribbean, and Central and South America. This achievement stands as the highest honor within the region. As we move forward, we proudly represent the Americas at the International Property Awards, and we eagerly await the results in February.

The Year of Adapting.
The market took us for a spin, and we hopped along for the ride! From interest rates to construction costs, certain developments were more favorable to renters – and we adapted quickly.
As Florence (phases A-B-C) and Le 367 des Pins advance in both their sales and construction progress, we changed the strategy to offer rentals for some condos at Zenith Phase 2 and the first phase of townhouses at Univert, and completely switched the 1200 Mackay condos to rentals!
Now we are looking forward to our dear buyers moving into their Florence and Le 367 des Pins condos while we welcome our happy tenants at Zenith. The construction at Univert and 1200 Mackay is underway, and we will welcome those tenants in the Spring and Summer of 2024!

ALBA was our star of the year! After having launched in late March, the extraordinary apartments are already 80% rented and have been considered home by our lucky tenants since the summer.
The final phases of MILHAUS in Outremont were just as successful as the first, and the entire project is now at 96% rented! The award-winning development was the easy choice for those wishing for hotel-style living in a new neighborhood close to it all.
GRIFFIN SQUARE reached full vacancy within 8 months of launching and is now the heart of Griffintown, offering its tenants luxury amenities, common areas, and quick access to the best of the neighborhood!
Leora is now 95% occupied with only a few units remaining. Don’t miss the chance to live in the brightest corner of Ville Saint-Laurent and rent the most welcoming and cozy apartment!
Though the sales market this year was like no other, we are still proud and humbled to have reached 60% of condos sold at Florence in HOMA, 65% sold at Le 367 des Pins in the Plateau-Mont-Royal, 85% sold at Zenith in Ville-Marie, and to have only 1 remaining home in the Prestance development.
Our commercial victories were no small feat! We appreciate the trust that our great tenants have put in us and our spaces, and we wish them the utmost success in their first year of operations as we head into 2024. The retail spaces at GRIFFIN SQUARE have been 100% rented, among the tenants are a high-end grocery store, Dormez-Vous and Sue Foods. MILHAUS and the Campus MIL will benefit from the opening of Café Dépôt at 1001 avenue Outremont. The Cortex Lofts have been rented at 50% and are now occupied by a group of compelling tenants across various industries, including Marketing, Engineering, Textile, and even a Yoga studio!
Another year, another Motionball tournament! We hold dear to our hearts that this non-profit organization spreads awareness for Special Olympics through integrated social and sporting events, and MONDEV was delighted to participate in the Marathon of Sport for the second time in a row, on another bright and beautiful September day.
Our employees had another chance at playing alongside other corporate teams for some friendly competition in different sports and games, and we had the help of our VP of Finance’s son, Jason, as our in-house Special Athlete!
With the help of various sponsors, volunteers, and participants, Motionball was able to raise over $75,000 at this year’s event, and we are so proud to have contributed to this great cause. See you all next year!
On the Horizon
What could possibly come next, you ask? 2024 is going to be a huge year as we plan to officially launch 1200 Mackay Condo Rentals in the Golden Square Mile and AVA in the Triangle!
Later in the year will come the launches of 230 Notre-Dame O in the Old Port and 2350 Saint-Patrick St in Pointe-Saint-Charles.
The later phases of Univert are sure to pique everyone’s interest as they will offer a mix of condos, duplexes, and triplexes across the coming years.
